Maximising value from distressed retail property assets


CPMS has significant experience in maximising the value of distressed retail property assets through:

Immediate action

  • Undertaking a site survey and preparing CAD drawings of the existing premises.
  • Obtaining necessary certification (HVAC, NIC/ECA, Corgi, Fire Alarm and Emergency Lighting etc.).
  • Preparing a dilapidations report and budget costs, a detailed inventory and full photographic  record.
     
  • Controlled premises closure (eg dealing with all utilities and security issues, analysis of any health and safety issues, asbestos surveys) and liaison with the Landlord.
     
  • Preparation of an EPC and associate recommendation report (needed for marketing). Our qualified energy assessors can perform these assessments and issue the EPC and Report.

 

Preparation to let

  • Producing CAD designs setting out options for re-development or sub-division, together with overall budget costs.
  • Obtaining necessary planning and building regulations approval.
  • Production of detailed specifications for new works and obtaining tender quotations.
     
  • Landlord negotiations based on our wealth of experience in this area.
     
  • Acting as contract administrator if the scheme proceeds.
